Dove Mountain Development Status December 2024



Tortolita Alliance (TA) has periodically provided a status report on Dove Mountain development activity. TA's last report was Dove Mountain Development Status March 2023. Much has happened over the last 20 months and the final subdivisions are now being completed. This blog provides the status as of December 2024.


 

The Dove Mountain Specific Plan (DMSP) is the original plan approved by Marana in 2000 for the full development of Dove Mountain. DMSP covers 6,207 acres and was originally approved for 9,157 residential lots/apartments and commercial areas. The DMSP was amended in 2002, 2017 and 2020.


The table below provides the current status of all the existing and proposed subdivsions and apartment complexes within the DMSP. The data is sorted by subdivision/phase and shows Lots (total homes/apartments approved) and Permits (current number of homes/apartments built).


Please note that TA requested the data for this table from Marana Development Services (MDS) via a Public Records Request (PRR), but they refused to provide it (MDS always provided it in the past). Go figure! Therefore, this table was prepared using previous supplied information from Marana Development Services and current Pima County GIS records searches. Accordingly, the data may not be completely accurate but it is the best we can do.


The Grand Total Approved and Potential Lots (homes/apartments) is 7,178 versus the planned 9,159. This is 1,981 fewer homes/apartments than originally planned.


This is good news for our local Dove Mountain environment as we really do not need any additional developmental stress. We need to protect and nuture the wonderful open space surrounding us, i.e. Tortolita Preserve, Tortolita Mountains and Tortolita Fan.


In addition, this is good news for vehicular traffic as the original DMSP traffic study was based on the higher population density. Once the construction traffic goes away with the completion of all the subdivisions, vehicular traffic along Dove Mountain Blvd should be reasonable as many of the homes are occupied seasonally and the apartments are all located along or near Tangerine Road.
